What’s Really Happening in the White Rock & South Surrey Market Right Now

Over the past little while, I’ve had more conversations with clients asking the same question:

“What’s actually happening in the market right now?”

And it’s a fair question. The headlines can feel a bit all over the place — some say the market is slowing down, others say opportunities are opening up.

From what I’m seeing here in White Rock and South Surrey, the reality is a bit more balanced.

Buyers Are More Careful Than They Were

One of the biggest changes compared to previous years is that buyers are taking more time.

They’re still active, but they’re more cautious, selective, focused on value.

In the past, we saw periods where homes would sell very quickly with multiple offers. Today, buyers are more likely to compare multiple properties,

review strata documents carefully and take their time before making decisions,  This is especially true for downsizers, who want to feel confident

about their next move.

Sellers Are Adjusting to a Different Market

For sellers, this shift means expectations have had to adjust a little.

Homes are still selling, but pricing and presentation matter more than they did in a faster market.

In my experience, the homes that tend to perform well right now are, priced appropriately for current conditions, well-presented and positioned

correctly within the market.  When those pieces come together, there is still strong interest.

Why Downsizers Are Still Moving

Even though the market has become more balanced, downsizers continue to be active.  Most of the people I work with aren’t making a move

because of the market — they’re making a move because of lifestyle changes.

Things like:

  • wanting less maintenance
  • living in a convenient part of town
  • simplifying day-to-day living

Those factors don’t really change based on interest rates or headlines.

What has changed is that downsizers today are often more thoughtful in how they approach the process.

Why Local Knowledge Matters More Right Now

In a fast-moving market, almost anything sells. In a more balanced market like we’re seeing today, the details matter more.

That includes, understanding which buildings are performing well, knowing how to price a home correctly, and recognizing which properties represent good value.

This is where local experience tends to make a difference.

In White Rock and South Surrey, even two similar properties can perform very differently depending on, location, building, layout and overall condition.

If you’re a homeowner thinking about making a move, the current market isn’t something to be concerned about, it’s just different from what we saw a few years ago.

The key is having a clear plan.

For some, this market offers a bit more flexibility and opportunity. For others, it simply requires a more strategic approach.
