August 2026 Fraser Valley Real Estate Market Update: Buyers Have Time and Choice
The August 2026 Fraser Valley real estate market remained favourable to buyers, but the latest figures also show why it is important to look beyond a single headline.
Sales slowed from July, inventory remained elevated by seasonal standards and benchmark prices continued to ease. At the same time, sales were slightly higher than in August 2025, and activity in White Rock and South Surrey improved year over year in the detached and apartment categories.
The overall picture is not one of a market suddenly stopping or rebounding. It is a market in which buyers generally have time to compare properties and negotiate, while sellers need to be realistic about price, condition and competition.
All figures below are from the Fraser Valley Real Estate Board’s August 2026 statistics package, released September 2, 2026.
1. Fraser Valley sales slowed after July
The Fraser Valley Real Estate Board recorded 941 sales in August. That was a 13.6% decline from the 1,089 sales reported in July, but a 1.1% increase from August 2025.
That small annual increase is worth noting because it was only the second year-over-year sales gain since the beginning of 2025. However, it does not outweigh the broader evidence that demand remains subdued. Year-to-date sales reached 7,844, which was 5.4% below the same period in 2025.
Within the three main residential categories:
- Detached sales totalled 332, unchanged from August 2025 and down 15.5% from July.
- Townhouse sales totalled 244, down 2.0% annually and 10.3% monthly.
- Apartment sales totalled 234, down 7.5% annually and 15.8% monthly.
Some month-to-month slowing is normal in late summer. The more meaningful point is that buyers remained selective even as prices moved lower.
2. Fewer new listings, but buyers still had considerable choice
There were 2,373 new listings in August, down 16.3% from July and 15.0% from August 2025. Active inventory also declined, reaching 9,787 listings, down 2.6% monthly and 6.3% annually.
Although inventory was lower than one year earlier, FVREB reported that it remained 33% above the 10-year seasonal average. This helps explain why a reduction in listings did not shift negotiating power back to sellers.
The Fraser Valley sales-to-active-listings ratio was 10% in August. FVREB generally describes a ratio between 12% and 20% as balanced, placing the overall region in buyer’s market territory.
Detached homes and apartments took an average of 45 days to sell. Townhomes averaged 37 days. These are market-wide averages, not promises about how quickly an individual property will sell, but they reinforce the importance of launching a listing at a price buyers can support.
3. Benchmark prices continued to ease
The composite benchmark price for a typical Fraser Valley home was $869,900, down 0.9% from July and 7.2% from August 2025.
Benchmark prices by property type were:
- Detached: $1,319,600, down 1.2% monthly and 8.4% annually
- Townhouse: $750,600, down 0.9% monthly and 7.1% annually
- Apartment: $466,100, down 0.7% monthly and 8.9% annually
The consistent annual declines across all three categories suggest that the adjustment is broad rather than isolated to one segment. Apartments experienced the largest annual benchmark decline, while detached homes recorded the largest monthly decrease.
For homeowners, the benchmark is a useful measure of market direction, but it is not a valuation of a particular home. Location, lot, renovations, floor plan, strata quality and competing inventory can produce very different results.
4. White Rock and South Surrey market results
White Rock and South Surrey showed stronger year-over-year sales activity than the Fraser Valley overall across the three main residential categories.
There were 133 combined detached, townhouse and apartment sales, compared with 111 in August 2025. That represents an increase of approximately 19.8%. Compared with July, however, combined activity fell approximately 14.7%.
The area’s composite benchmark price was $1,010,000, virtually unchanged from July with a 0.1% decline, but 7.2% lower than one year earlier.
Detached homes
There were 48 detached sales, down 21.3% from July but up 33.3% from August 2025. The benchmark price was $1,649,200, an increase of 0.1% monthly and a decrease of 7.5% annually.
There were 616 active detached listings. Based on the package figures, the approximate sales-to-active-listings ratio was 7.8%, indicating substantial choice and competition among sellers.
Townhomes
Townhouse sales totalled 33, down 13.2% from July and 2.9% from the previous August. The benchmark price was $820,300, down 1.7% monthly and 11.1% annually.
This was the largest annual benchmark decline among the three local property types. With 280 active listings, the approximate sales-to-active-listings ratio was 11.8%, near the lower edge of balanced market territory.
Apartments
There were 52 apartment sales, down 8.8% from July but up 26.8% year over year. The benchmark price was $550,800, up 0.7% monthly and down 6.2% annually.
With 321 active listings, the approximate sales-to-active-listings ratio was 16.2%. Of the three local categories, apartments were the closest to balanced conditions in August.
The increase in sales and small monthly benchmark gain deserve attention, but one month does not establish a sustained upward trend.
5. What this means for buyers
Buyers generally have more time and leverage than they did during stronger seller’s markets. They may be able to compare several properties, negotiate price and terms, and conduct thorough due diligence without the same level of urgency.
That does not mean every property will sell below asking price. Well-presented homes in desirable locations can still attract strong interest, particularly when the list price reflects current comparable sales. Buyers should assess each property individually and avoid assuming that broad market conditions guarantee a particular discount.
Financing, insurance, inspection, title and strata document review remain important. Additional choice should be used to make a careful decision, not as a reason to become casual about due diligence.
6. What this means for sellers
In a 10% sales-to-active-listings environment, pricing above the recent evidence can cause a home to sit while buyers choose competing properties. Sellers should pay close attention to current listings, recent sales and price reductions, rather than relying on values achieved during a stronger market.
Preparation also matters. When buyers have options, condition, presentation, access for showings and clear property information become more influential.
Sellers who genuinely need to move should discuss strategy well before their preferred sale date, allowing time to prepare the home and respond if the market does not support the initial plan.
For someone selling and buying in the same market, a lower sale price should not be viewed in isolation. The replacement property may also be available at a lower price or with improved negotiating conditions. The complete move matters more than maximizing only one side of it.
A market that rewards preparation
August continued the Fraser Valley’s gradual price adjustment while giving buyers considerable choice. White Rock and South Surrey recorded encouraging annual sales gains in detached homes and apartments, but elevated inventory and lower benchmark prices show that sellers still face meaningful competition.
The best approach is not to react dramatically to one month’s figures. Buyers and sellers should examine the property type, neighbourhood, price range and personal timeline that apply to their decision.
