Some townhouse communities are designed around fitting as many homes as possible onto a property. Oceanwood feels like a different kind of community.
Located at 1711 140 Street in South Surrey’s established Sunnyside Park neighbourhood, Oceanwood is a small, gated complex of just 31 homes. Built in 1996, it offers a style of townhouse that has become increasingly difficult to find: spacious rancher-style homes with primary living on the main floor and considerable additional space downstairs.
For someone who wants to leave behind some of the maintenance responsibilities of a detached house without moving into a small condo, Oceanwood may offer a very appealing middle ground.

The most important feature of Oceanwood is not simply the amount of space. It is how that space is arranged.
Many of the homes have the primary bedroom, a second bedroom, the main living areas and bathrooms on the entry level. This allows day-to-day life to remain primarily on one floor.
The finished basement provides additional flexibility. Depending on the individual home, this space may include a large recreation or media room, guest accommodations, a full bathroom, storage, a wet bar, an office or space for hobbies and exercise equipment.
This arrangement may be particularly attractive to downsizers. It provides the convenience of main-floor living while preserving room for visiting family, entertaining and belongings that may be difficult to accommodate in a smaller apartment.
However, primary living on the main floor does not automatically mean every Oceanwood home is fully accessible. Buyers with mobility considerations should look carefully at the path from the garage and front entrance, doorway widths, bathroom layouts, thresholds and whether they would need regular access to the basement.
Townhouse Living That Feels More Like a House
Many Oceanwood homes have a duplex-style appearance, generous room sizes and private patios or decks. Features found in recent listings have included vaulted or nine-foot ceilings, skylights, gas fireplaces, formal dining areas and large primary bedrooms.
Double side-by-side garages are another important feature. Some homes may also provide driveway parking, although this should be confirmed for the individual unit.
These are practical details, but they can make a considerable difference to someone moving from a detached house. Having room for two vehicles, seasonal belongings, tools and recreational equipment can make downsizing feel much more manageable.
Because Oceanwood contains only 31 homes, it also has a quieter and more intimate atmosphere than a large modern townhouse development. The gated entrance creates some separation from the street, while the mature landscaping and lower-density design give the complex an established residential feeling.
Established Homes With Individual Character
Oceanwood was built in 1996, which means the homes are now approximately 30 years old. Interior finishes and improvements can vary significantly from one unit to another.
Some homes have undergone extensive renovations, with updated kitchens, bathrooms, flooring, heating systems and appliances. Others may retain more of their original finishes and offer an opportunity for a buyer to make improvements over time.
This variation means buyers should evaluate each home individually. A beautifully renovated kitchen may catch your attention, but the condition of the heating system, plumbing, windows, exterior components and other less-visible features can be equally important.
For sellers, the individuality of these homes also means that thoughtful preparation and accurate pricing matter. Renovations, location within the complex, natural light, outdoor exposure and the condition of the basement can all affect how one Oceanwood home compares with another.
A Central South Surrey Location
Oceanwood is located just north of 16 Avenue, between the established communities of Ocean Park and Semiahmoo Town Centre.
To the west, Ocean Park Village offers neighbourhood shops, cafés, restaurants and everyday services around 128 Street and 16 Avenue. To the east, Semiahmoo Shopping Centre provides grocery shopping, restaurants, professional services and approximately 75 stores and businesses.
The location also provides good access to several of South Surrey’s outdoor amenities.
South Surrey Athletic Park is nearby, offering walking and running areas along with numerous sports and recreation facilities. Sunnyside Acres Urban Forest is also within the surrounding area, providing a protected 140-hectare forest with an extensive network of public trails.
White Rock’s waterfront, Crescent Beach, medical services and the broader shopping areas along 152 Street are all within a relatively short drive.
Public transit is available near 16 Avenue, but I would describe Oceanwood as a moderately walkable and generally car-friendly location rather than a completely urban, leave-the-car-at-home community. How convenient it feels will depend on a resident’s preferred destinations and comfort with walking longer distances.
Who Might Oceanwood Suit?
Oceanwood may be particularly well suited to:
- Downsizers who want less exterior maintenance without moving into an apartment
- Buyers who value a primary bedroom and everyday living on the main floor
- People who still want generous entertaining and dining areas
- Buyers who want room for overnight guests, hobbies or a home office
- Homeowners who need meaningful storage and a double garage
- Those who prefer a small, established and gated community
- Buyers who enjoy South Surrey’s parks, trails, beaches and neighbourhood amenities
It may be less suitable for someone who wants brand-new construction, complete step-free accessibility, highly urban walkability or a community without an age restriction.
What Buyers Should Investigate
Oceanwood has several appealing characteristics, but no building profile should replace a careful review of the strata records.
Past MLS® descriptions have reported that the complex roof was replaced in 2013 and that Poly-B plumbing was repiped. These could be significant improvements for a community of this age, but buyers should confirm the scope and documentation through the strata records rather than relying only on previous marketing remarks.
Before purchasing a home in Oceanwood, I would want to review:
- The current strata bylaws, including the exact 55+ residency requirement
- Current pet and short-term-rental rules
- At least two years of strata meeting minutes
- The depreciation report
- The operating budget and contingency reserve fund
- The strata’s insurance coverage and deductible amounts
- Past or proposed special levies
- Maintenance planning for the roof, siding, windows, decks, drainage, roads and entrance gate
- Documentation relating to the reported roofing and plumbing projects
- Any history of water ingress, drainage problems, insurance claims or legal matters
- The maintenance responsibilities of the strata versus the individual owner
- Renovation approvals and permits for changes made inside the particular home
Current strata fees should also be confirmed for the specific unit because they can change annually and may vary according to unit entitlement.
Understanding the 55+ Restriction
Recent listings consistently describe Oceanwood as a 55+ community.
British Columbia law continues to allow a strata corporation to have a bylaw requiring one or more residents of a strata lot to be at least 55 years old. However, the exact registered bylaw determines how that restriction applies to owners, spouses, family members, caregivers and other occupants.
Anyone considering Oceanwood should review the current bylaw rather than relying on a summary found in an online listing.
Some older real estate directories also describe Oceanwood as not allowing rentals. This information may be outdated. British Columbia eliminated long-term strata rental restrictions in November 2022, although stratas may still regulate or prohibit short-term rentals. The 55+ residency requirement can also continue to affect who may occupy a rented home.
My Honest Impression of Oceanwood
Oceanwood appears to be a genuinely interesting option for a particular kind of South Surrey buyer.
Its appeal is not based on flashy amenities or new construction. It is the combination of substantial living space, primary living on the main floor, private outdoor areas, double garages and an established, low-density setting.
For a homeowner who wants to simplify without feeling squeezed into a much smaller home, that combination can be difficult to reproduce.
The trade-off is that Oceanwood is a mid-1990s strata community. The quality of the decision will depend heavily on the condition of the individual home and the strata’s financial and maintenance history. I would place just as much importance on the strata documents, depreciation planning and property inspection as I would on the floorplan and interior finishes.
